Two New Publications Chart a Path Toward a Stronger Community
Two new reports are sparking fresh optimism for one of Prince George’s County’s most historic corridors. The Marlboro Pike Partnership (MPP), in collaboration with the Prince George’s County Planning Department, has released a market feasibility study and an Urban Land Institute Technical Assistance Panel (TAP) report—each offering a bold blueprint for revitalization along the Marlboro Pike corridor from Brooks Drive to the Capital Beltway.
These publications are more than technical documents—they represent a renewed commitment to transform a once-bustling gateway into a vibrant, walkable, and connected community where residents can live, work, shop, and play.
The market feasibility assessment, developed through the Planning Assistance to Municipalities and Communities (PAMC) program, analyzes business potential and investment opportunities along the corridor. It identifies areas where retail, housing, and small-business growth can thrive, offering a data-driven roadmap for smart, equitable development.
The second publication, produced through the Urban Land Institute’s Technical Assistance Panel, goes even further. Backed by the Metropolitan Washington Council of Governments, the TAP assembled experts in planning, design, and real estate to explore how to make Marlboro Pike safer, greener, and more appealing. Their recommendations emphasize walkability, transit access, modern urban design standards, and the creation of healthier, more connected neighborhoods.
Lakisha Hill, Director of the County’s Planning Department, praised the partnership, noting that technical support and shared vision are key to “future revitalization opportunities for the Marlboro Pike Corridor.”
